For a given loan amount, interest rate and loan length, this calculator calculates the fully amortized mortgage payment as well as the mortgage payment with bi-weekly payment option. Because using bi-weekly payment option is equivalent to paying 13 regular mortgage payment each year, the effective loan length is reduced. The calculator calculates that reduction as well as the reduction in total interest paid. In addition, the calculator will show you detailed amortization table which includes breakdown of each payment to principal and interest. Early mortgage payments pay more towards interest and less towards principal but as your monthly payments progress more is paid towards principal and less towards interest. Typically, if your loan-to-value (LTV) is more than 80%, the lenders will require that you obtain private mortgage insurance (PMI), however this calculator does not account for PMI.
