This calculator will help you decide whether purchasing a property will be a better financial decision versus renting for a given period of time, property and loan characteristics.

The calculator will output estimated cost of renting and that of home buying as well as its difference over the selected evaluation period together with a recommendation of whether to rent or own.

In general, owning a home makes sense if the cost of ownership adjusted for tax effects are lower than the cost of renting.

Typically if your loan-to-value (LTV) is more than 80%, the lenders will require that you obtain private mortgage insurance (PMI), however this calculator does not account for PMI. The reason is that today many lenders offer alternatives programs like 80:10:10 or 80:20 which do not require you to pay PMI.
